For the first time since the end of 2022, foreigners have purchased over 70,000 properties in Spain in the first six months of the year. Find out which nationalities are buying the most and how much they’re paying.
In the first half of 2025, foreigners purchased 71,155 homes in Spain, which is 2% more than the first half of 2024, according to new data from the Registry of Notaries.
Despite the rise, however, foreigners accounted for 19.3% of the property transactions in total, which was is one point lower than last year at 20.3%.
Resident vs Non-resident foreigners
Statistics show that foreign residents made up 60.9% of those transactions (43,306), with an increase of 6.4%, while non-residents accounted for the remaining 39.1% (27,849), which was a decline of 4.1%
The British continued to be the most attracted to buying in Spain. They made 5,731 purchases between January and June, representing 8.1% of the total.
They were followed by the Moroccans with 5,654 purchases, 7.9% of the total, and then Germans with 4,756 or 6.7%.
In fourth place with the Italians with 4,513 purchases, then the Romanians with 4,480 and the Dutch with 4,166. The French made 3,980 transactions and the Belgians made 2,908.
Among non-resident foreigners, the most common nationalities were again Britons with 3,289 transactions, as well as Germans, Dutch and Belgians, who accounted for most sales.
Where are foreigners buying homes in Spain?
Non-resident Brits accounted for a large proportion of home purchases by foreigners in Murcia (28.7%) and Andalusia (15.5%), while non-resident Germans took part in 50% of the transactions by foreigners in the Balearic Islands, 29.6% in Extremadura and 22% in the Canary Islands. The Dutch also favoured Murcia with 15.2% of foreign transactions and Valencia with 14.9%.
The Belgians were involved in 12.8% of foreign property purchases in Aragón, 11.7% in Asturias and 10.5% in Valencia.
The largest increases in foreign property purchases in general were recorded in Asturias (30.8%), Castilla y León (25.9%), and Galicia (14.3%), reflecting a growing interest in the northwest of the country.
Several regions also saw declines in the number of foreign purchases including the Canary Islands (-7.7%), the Balearic Islands (-6.8%), and Valencia (-3.6%).
Despite this, Valencia still accounted for 30.6% of transactions by foreigners with 11,025, followed by Andalusia with 6,733 and the Canary Islands with 2,666.
