The housing market is now at a level that exceeds the previous high of 2008, confirming the full recovery of prices after the economic crisis in Greece.
According to the data resulting from the processing of the housing price indices of the Bank of Greece, at the end of the third quarter of 2025, prices across the country are at a level 7.14% higher compared to 2008, having recorded a total increase of 86% since the low of 2017.
This confirms the increasing difficulty of interested buyers in acquiring their own home, as they find that their finances are not sufficient. In Attica, especially, it is even harder, as prices are now 12.5% higher compared to 2008 and 103% higher than 2017. Prices in Thessaloniki have also recorded an average increase of 100%, while they now exceed the previous high of 2008 by 5.7%.
In both large urban centres, many areas have long since surpassed the highest price point they had reached before the economic crisis. The southern suburbs, the centre of Athens and the northern suburbs have recorded increases of up to 20-30% higher compared to 2008, due to the high demand they have recorded in recent years, both from domestic and foreign buyers.
In a recent analysis, Deloitte ranked Athens second on the list of the most expensive cities in Europe to buy a new home, based on the income of its citizens. According to the study, 15.3 years of wages are required to buy a 70-square meter newly built apartment. The only city in Europe where the cost of buying a new home (in proportion to income) is higher is Amsterdam, where 15.4 annual salaries are required. The average purchase price is 8,475 euros/sq.m., up 10.1% annually.
The average selling price of newly built homes in Attica is €4,100/sq.m., having increased by 10.8% in the last year, as 70 sq.m. will now require €287,000. According to the research, the selling prices of new homes in Attica are 2.28 times higher than the national average of €1,800/sq.m.
