A survey by Elxis-At Home shows that prices of newly built holiday homes rose more than 10% compared to 2024.

The survey attributes the price spike to higher demand from foreign buyers and the choice of many prospective buyers to buy higher-quality homes.

In 2025, the average price of a new home with a garden and pool is €4,675 per square meter, up from €4,243 per sq.m. in 2024, €3,675 in 2023 and €3,458 in 2022.

Commenting on the increase in holiday homes’ sales prices, George Gavriilidis, CEO of Elxis-At Home Greece, notes: “Newly built villas with a private pool and proximity to or view of the sea, which do not exceed €400,000-450,000 in cost, such as those offered in Greece, are hard to find in other European markets. In addition, investment development through short-term leases and the maintenance of the upward trend in prices also offer the prospect of future capital gains, thus strengthening purchasing interest from abroad.”

In its research, Elxis notes that the highest values are found in the Ionian islands. This year, the average price reaches €4,866/square meter, reflecting the offer of new luxury complexes in coastal locations.

Correspondingly, the largest increases in recent years have been observed in Western Greece region, due to the development of new high-standard projects.

The upward trend in prices of new holiday homes has also been stable in recent years in northern Crete, while significant increases are now being recorded in southern Crete, after the slowdown observed in 2023.

Among individual regions, in the Ionian Sea high demand is recorded in Corfu, while in Western Greece the coastline in the wider area of Preveza and areas such as Palairos stand out.

In Crete, the southern part of Rethymno and the area near Hania, which offer views of the Libyan and Aegean seas, respectively, are consistently the most popular choices for buyers from abroad.
